The company manages the renovation and maintenance of the properties itself through subcontractors employed by the company and manages the entire property management chain, from locating and populating the properties with selected tenants, maintaining the properties, and collecting payments.

The company’s long-term real estate portfolio is constantly growing, and the company is constantly seeking opportunities to acquire additional properties.

Engages in purchasing real estate properties in quality neighborhoods in the Cleveland metropolitan area, Ohio, USA, renovating them to a high standard, and selling them to local homeowners.

The company has experience and connections for identifying real estate properties in desirable areas that require thorough renovation, developing a modern renovation plan to meet the target audience’s requirements, purchasing excellent finishing materials at good prices, and efficiently renovating to the highest standards. The properties are then sold to end consumers interested in buying a home for their family residence, all within a short timeframe for profit maximization.

Chosenland Investors

Our investor training and mentoring activity initially emerged due to requests from family and friends who asked for our assistance in investing in real estate in the USA in a correct and safe manner.

Today, alongside our main activity in real estate entrepreneurship and investment, we also help others start investing in US real estate in the most correct and safe way through our unique investor training and mentoring program. This program was built and refined from our experience in successfully training and mentoring dozens of investors.

The program includes three stages:

  • Personalized business plan.
  • Learning and mastering the deal.
  • Creating and mentoring the deal by an experienced investor according to parameters of purchasing 20% below market value and achieving a return of at least 8% after operating expenses and maintenance.

The Story Behind the Deal

We bought the property on Redfern after receiving a challenge from a client: to find a rental deal that would work well in the Parma neighborhood, which is more suitable for flips than rentals. After examining many properties, we identified a house on a desirable street with 4 bedrooms, 3 bathrooms, and a finished basement. The house underwent minor renovations and was rented out even during the renovation process.

The Story Behind the Deal

When the property on Elsmere Street was listed for sale at $95,000, we immediately sent an agent to video the house for us and fell in love. A spacious house with a forest in the back and hardwood floors throughout. After several rounds of negotiation, we managed to reduce the purchase price to $75,000 and began renovation. The house was rented within a few days in the middle of winter due to its beauty.

The Story Behind the Deal

The property on 255th Street, Euclid was listed for sale at $110,000. The house stood out due to its attractive location near Erie Lake and close to a major route leading to one of the world’s leading hospitals, Cleveland Clinic. After visiting the property, it became clear that there was potential to add a bedroom in the attic. We managed to put the property under contract at $106,000 and reduced the purchase cost to $100,000. The deal became very profitable after renovating the property and adding an extra room.

Ari has been a lawyer since 2011 with an MBA in finance.

Early in his career, he guided real estate and international transactions and served as CFO in commerce and real estate sectors. For the past decade, his focus has been on real estate investments in Israel, the Netherlands, and the USA, including land development, commercial property investments, and ongoing management.

Ari manages Chosenland Group, serves as the group's legal advisor and CFO, and oversees deal sourcing and renovation plans.

Yona Schoemann
Co-Founder

Yona is a high-tech professional specializing in cyber, innovation, and BIGDATA, with extensive experience in the USA and many connections, especially in Cleveland.

He is responsible for company innovation and data analysis, identifying and analyzing real estate deals using advanced software like PROPSTREAM and BATCHLEADS. Additionally, Yona manages the company's rental portfolio within Chosenland Holdings, handling tenant relations, maintenance, and interactions with authorities.

Co-Founder

Moshe is married and a father of two. He is an electrical engineer with a strong technical background and extensive experience in high-tech, digital marketing, customer management, and sales. He has studied real estate entrepreneurship in Israel and the USA and has managed real estate investments and construction projects in Israel, Switzerland, and the USA.

Moshe oversees construction and renovation tasks, manages external relations with service providers and clients, and leads Chosenland Investors' activities, including mentoring and collaborating with others.
